Sealcoating is the single most cost-effective maintenance step you can take on existing asphalt. A thin protective layer applied every few years can add a decade to your pavement's life.

What sealcoating does

Asphalt is a durable material, but its enemies are constant: water, UV radiation, motor oil, road salts, and temperature cycling. Left unprotected, these forces oxidize the binder that holds your pavement together, turning a solid surface brittle and crack-prone within a few years.

A quality sealcoat forms a resistant barrier over the surface. It locks out water before it can work into the base, slows UV oxidation, resists petroleum spills, and restores a clean deep color that makes any surface look maintained. Applied every two to three years, it can extend your pavement's useful life by five years or more.

Our materials and approach

We use eco-friendly, coal tar-alternative sealants that deliver strong protection without the environmental concerns of older coal tar products. The formulation we use is water-based, low-odor, and safe for families, pets, and surrounding landscaping once cured.

Before any sealant goes down, we clean the surface thoroughly, fill existing cracks, and address any areas that need repair. Applying sealer over unrepaired cracks simply seals the problem in and reduces adhesion. We do it right, which means we do prep first.

Our Process

How a sealcoating job works.

Proper prep makes all the difference. Here is what to expect on sealcoat day.

Surface Cleaning

The pavement is blown clean of debris and any oil spots are treated with a primer to ensure the sealant bonds properly.

Crack Filling

Open cracks are filled with hot rubberized crack filler before sealing. Skipping this step wastes money and reduces results.

Sealant Application

Eco-friendly sealant is applied in even coats. Edges and detail areas are done by hand to ensure full coverage.

Cure Time

The surface cures in 24 to 48 hours. We block access during this period and let you know exactly when it is safe to drive on.
